Welcome to the Royal Kahana



Aloha, Laipni i Maui, (Hello, Welcome to Maui), 


Mahalo for choosing to stay at one of the homes we represent here at the Royal Kahana. We are excited and thankful to have you as guests. For over 44 years, our family has owned at the Royal Kahana. We are a family based property management company. Dan and I manage multiple homes at the Royal Kahana ranging from studio homes to two bedroom oceanfront homes. 


Maui, known also as “The Valley Isle,” is the second largest Hawaiian island. The island beloved for its world-famous beaches, the sacred Iao Valley, views of migrating humpback whales (during winter months), farm-to-table cuisine and the magnificent sunrise and sunset from Haleakala. It’s not surprising Maui has been voted "Best Island in the U.S." by Condé Nast Traveler readers for more than 20 years. 


Whether you want to play or relax on Maui. Regardless if you have traveled here for work or pleasure, Maui has something for everyone. 


The Royal Kahana Resort is a great location. It is a short drive to Whalers Village, an open-air mall that encompasses more than 90 fine stores and restaurants, outdoor stage with live entertainment and the Whalers Village Museum. 


If you are seeking some retail therapy or want to nosh on fresh seafood and sashimi, participate in traditional Hawaiian activities or learn the Maui history of the whaling industry you will find it at Whalers Village. 


Front Street in Lahaina is also a few minutes away by car and is the heart of art galleries, local events and various restaurants. 


Another nearby attraction is the Kaanapali Golf Course; the Robert Trent Jones Sr. designed Royal North Course and Arthur Jack Snyder Kaanapali Kai South Course, offering 36 championship holes. Hawaii Golf is definitely on the bucket list for most golfers. 


Please read through this welcome guide, we have included some essential information including emergency information, community and rental customs, area services, and other great information and sources.

We also respectfully request that you not sit on the furnishings when you are wearing suntan lotion or oil as it stains the fabric, also please refrain from applying spray lotions/oils while inside the home.

Maximum Occupancy Limits:

Occupation of any unit at the Royal Kahana shall be restricted to the maximum limit of the unit, which is designated as; 

Studio (3), (Please ask as some of studios will also sleep 2)

one bedroom (4), 

two bedrooms (6). 

Noise

  • Avoid excessive noise of any type at any time. Consider other residents at all times. Building quiet times are 10pm to 8 am.
  • Radios, TV’s, audio equipment, etc., must be played at a level such that it will not disturb others.
  • When guests are leaving at night, it is requested that noise be kept to a minimum. 
  • Excessive noise at any time should be reported to the Front Desk, General Manager or Security Guard for appropriate action. 
  • Trash chute hours are from 8 a.m. until Trash 9 p.m. containing dry garbage, cans, etc., shall be securely wrapped before being placed in a receptacle. No wet garbage shall be placed in such receptacle or rubbish chute. No boxes or trash exceeding the weight and size designated for the rubbish chute shall be placed therein. No trash shall be stored in trash chute rooms.  

Non-Smoking:

The Royal Kahana is a non-smoking facility and smoking is prohibited anywhere on the property other than designated smoking area(s). This includes common areas, hallways, stairways, parking areas, pool, grounds, lanais, and inside units. Violations are subject to a $250.00 fine  and/or expulsion from resort with no refund of accommodations and services. Discretion of enforcement left up to property manager (rkmaui). 

Lanais:

  • Textile items, including towels, bathing apparel and clothing, brooms, mops, cartons, etc. shall not be placed on lanais or passages or in windows so as to be in view from outside the Building or from the apartments above. 
  • Nothing shall be thrown from lanais, windows, stairwells, balconies, recreation deck, etc. Cigarettes and matches, specifically, are a fire hazard. 
  • No garments, rugs or other objects shall be hung from the lanais, windows, or facades of the project; nor shall they be dusted or shaken from the lanais or windows or cleaned by beating or sweeping on the grounds of the project. 
  • The throwing of firecrackers from lanais and the explosions of any fireworks anywhere on the grounds or within the Building is expressly prohibited. 
  • No fires or barbecuing will be permitted on any apartment lanai. 
  • Any barbecue areas on the property will be available on a first-come first-serve basis. 
  • Grill users are requested to complete their cooking by 10:00 p.m. 
  • Bicycles, tri-cycles, surfboards and/or motorbikes shall not be transported in the elevators, nor wheeled in the stairways and corridors, nor stored neither in apartments nor on lanais. 
  • Bicycles, tri-cycles, surfboards and/or motorbikes shall be stored in basement storage areas 
  • No skates of any kind, “scooters” or skateboards shall be used anywhere on the premises 
  • Surfboard/s may not be stored in an home.     

“How to Use” Guides

The following information has been provide to assist you in any difficulties navigating the appliances or electronic in this home. 


Refrigerator Use – Important! Upon arrival, should you fill this empty refrigerator (especially after a trip to Costco) it may take 12 or more hours before it reaches proper temperature. DO NOT ADJUST THE THERMOSTAT! This will only compromise the compressor and slow down progress. You may want to keep meats in the freezer until morning. 


Air Conditioning:  Close the drapes in the afternoon. The sun will shine directly into your home in the afternoon and while beautiful, it will cause the home to heat up and be difficult to cool. 


Other: If you notice water intrusion or water leaks in the condo, please pick up the  condo phone and dial 5927 (Resort Manager) then please notify the Maintenance Department of Chase n’ Rainbows, our On-Island Representative

Telephone and Internet Access

Each of our Vacation Rental homes is equipped with a telephone for your convenience. All outgoing “local” calls are free. As a courtesy, please do not accept collect calls during your stay.


Long Distance calls may be made with a calling card or credit card by dialing the operator for assistance. 


To make an outside call, dial “9” and then the local phone number. Keep in mind if calling emergency number 911, the sequence would be 9, followed by 911Calling other homes in the Royal Kahana is simple


  • For homes on floors 1 through 9, dial “7” and then the three digit home #
  • Homes on the 10thfloor and above, just dial the four digit home #


This great big country doesn't stop spinning while you're on the Maui, and it's important to stay connected wherever you find yourself. At the Royal Kahana, we make it easy to keep in touch with friends, family and business associates during your stay.   It is easy to stay connected, no matter where you happen to be at the resort. 


Your home includes complimentary Wi-Fi. The welcome packet that we sent you from rkmaui has the Network Name and password for your rental identified. In addition, you will find it on a sticker attached to the router in your home. Find the available wireless signal by searching as you would normally on your wireless device.  


If you are having problems logging into the Wi-Fi router in the condominium, please locate the router and unplug for one minute to reboot. Any issues with the Wi-Fi or cable; please call the Spectrum Hospitality Line at 808-643-0877, maintenance at 808-667-7789. The Maintenance Department is open M – F 8am-5pm and Sat-Sun 8am-4pm.  All the information you will need for the call is on a tab on the modem.  


We now have free Wi-Fi for everyone to access in the lobby and around the pool. The network name for the lobby is “Lobby”, for the pool, it’s “Pool”.  Simple enough and no passwords are required. Spectrum (Formerly Oceanic/Time Warner) recently updated the television cable boxes in the homes. 


In homes/rooms that have a cable box, please follow these steps:

  4. Wait for TV display Screen. If channel shows, push Cable Button to change channels/
  5. If TV shows “no connection/signal” push TV button then push video source button.
  6. Select HDMI source connected to the cable box, usually HDMI #1 or #2
  7. You will need to turn on the cable to watch TV if no channel shows
  8. Push Cable button
  9. Push Power button


*If you plug in your own device, please make sure to return the “Source” back to the appropriate port to avoid incurring a service fee. Mahalo! The cable service can easily fail by pressing any wrong buttons. Please follow directions carefully.

Emergency Information/Local Resources Power Outage Information

Maui Electric Company works hard to provide all of us with reliable electric service. However, power outages could happen due to uncontrolled forces, such as tropical storms or a hurricane. The key to successfully weathering these situations is to be prepared. To report a power outage call 808-870-7777 or 911 if it is an emergency. Before calling to report an outage, check with the front desk to see if it isolated to your home or the building. If it is your home, please call Chase n’ Rainbows at 808-667-7088.


Directions and Information for Weather Disasters 

Maui Civil Defense/Evacuations 808-986-1200 or 808-270-7285 

The Emergency Alert system (EAS) is your official source of emergency information and instructions. This information originates from the county Emergency Operating Centers as well as state and federal partners. If the Statewide Outdoor Warning Sirens sound (which is tested in the beginning of each month), turn on your TV or radio. All radio stations have voluntarily agreed to participate in the EAS. In the event of a power outage, some stations are equipped with back-up generator power and will continue to stay on air. Stay tuned to these stations for further information and instructions. Take the necessary protective actions as directed and keep tuned to your radio for further updates. During an emergency, a battery, hand-crank or solar-powered radio will be your primary source of information. If using a battery-powered radio, be sure you have enough batteries to operate your radio for at least 24 hours. Emergency Management information will also be available on television and cable TV systems. During a major power outage, the electric utility company will provide power restoration updates to the EAS. *** The owner/management company are not required by law to provide radios, flashlights, batteries etc… 


Definitions of Terms and Signals:

Tropical Depression: A low-pressure system or cyclone with sustained winds of less than 39 miles per hour (mph)o Tropical Storm: A cyclone where winds range from 39 to 73 mph Hurricane: Hurricane Season runs from June 1stto November 30th every year. A tropical cyclone with winds of 74 mph or more. Torrential rains, destructive waves, and high waters known as storm surge, may create flood conditions in coastal and low-lying areas. More lives are claimed by storm surge and flooding in most parts of the world than by the winds of a hurricane. When a Tropical Depression forms, the NWS issues a series of advisories, which include watches and warnings, based on the strength and position of approaching storm. o Earthquakes: There is no earthquake season. Earthquakes are year-round, 24-hour a-day threat and hazard to all the Hawaiian Islands. Earthquakes strike suddenly, without warning, and they can occur at any time of the year, day or night. We instruct you that in the event of an earthquake to get under a sturdy piece of furniture and hold on. It will shelter you from falling objects that could injure you during an earthquake. Earthquakes can cause immediate tsunami with no warning time, we advise you to grab what you can quickly and evacuate to higher ground ASAP. o Tsunamis: There is no Tsunamis season. Tsunamis are a year-round, 24-hour-a-day threat and hazard to the shoreline areas of Hawaii. A tsunami warning is issued by the Pacific Tsunami Warning Center when a potential tsunami with significant widespread inundation is imminent or expected. Warnings alert the public that widespread, dangerous coastal flooding, accompanied by powerful currents is possible, and may continue for several hours after the arrival of the initial wave. Issued when a local earthquake with the potential to create a tsunami has occurred; and the Pacific Tsunami Warning Center has determined damaging waves are probable. Sirens and other notification systems will sound immediately as wave travel time may be short as 10-20 minutes. Persons in the tsunami evacuation zone should evacuate immediately. When a Distant Tsunami Warning is issued, evacuation sirens will sound. Tsunami Refuge Center locations will be broadcast over TV, radio, or NWR. You must bring all of your disaster supplies with you to the center. 


In the event we do experience an evacuation because of one of the listed natural disasters, we recommend that you quickly pack up your personal belongings, food, water, any flashlights or candles you may find in your condominium, (the owner/Manager is not required to provide these items), and locate the phone book. A phone book will list a disaster preparedness guide and an evacuation map of each location on the island and where a safe zone is located. If time permits, please unplug all electrical outlets; fill up bathtubs (in the event there is no running eater), and gas up your vehicle.   



Front Desk Services

The Front Desk at the Royal Kahana is operated by Outrigger Hotels and is available to our guests for the following services: 

  1. Messages and keys 
  2. Fitness room keys as well as checking out equipment for the shuffleboard and ping-pong table. 
  3. Mail

Parking/Keys:

Our guests are allowed one parking space. There are no designated parking places by unit number but do not park in the spaces marked reserved.  


Please keep in that while we do not charge a resort fee as most on Maui are now charging; the resort has implemented a parking fee that is payable at check-in at the resort. The fee is as follows: 

For the first 30 days $10.00 per day plus taxes 

For 31+ days the fee is $7.00 per day plus taxes. 

Resort fees are usually charged to cover amenities like WIFI and gym access - we continue to offer those complimentary. The fee is effective for stays after June 1, 2022.


Parking is by permit only; automobile identification permits will be issued to all guests. It shall be displayed on the vehicle dashboard at all times while on property. 

Miscellaneous

 
There are elevators in the resort from the lower parking lot for access to all other floors. The parking garage does not offer elevator access after 10:00pm.


Please close doors/windows before opening front door as a strong cross-breeze can blow through the center of the house and cause things to fall off walls and knock items over, including lamps. In addition, the wind can bring in additional sand and red dirt, which could cause unnecessary cleaning costs. Thank you.

Linen / Towel and Household Supplies

Although daily maid service is not included with your reservation, preparation for your accommodations prior to your arrival and departure is. Necessities have been provided in the kitchen and bath(s), and such items as paper products will need to replenish by the guest(s) as needed.


Your host has furnished your linens and all items must stay in the home to avoid additional charges. Additional services may be scheduled for a nominal fee. 


Please keep in mind that this is a privately owned home, please respect and care for it as if it were your own. 


The amount of linens and towels provided in your home has been established according to room size and average number of guests. In addition to the towels on the counter in the bathroom, there should be extra in the under sink cabinet. 


Your home does have a laundry center. Please do smaller loads as the washers (in most cases) are on the smaller side. 


These linens belong to our housekeeping vendor. Replacement costs for linens and towels are not included in your room charge. Your care and courtesy is appreciated. 


Please reach out to us to schedule additional housekeeping services and we in turn will set it up on your behalf. The housekeeping service may reach out  the day prior to your departure to find out your departure time for scheduling purposes. Mahalo Nui Loa.(Thank you very much)

Safe:

Most homes are equipped with a mini-safe for your use while as a guest; you’ll find the safe information located in the welcome packet sent you along with your access/door code.  It is important to know, WE CANNOT RESET the code for you. Please note that we cannot be responsible for valuables left in the home and anywhere else at the Resort. If our maintenance service is called to reset the code on your behalf, they do charge a call-out fee.   

House Rules of the Royal Kahana:

The house rules were included in the welcome letter that Dan sent you, please take the time to briefly read and familiarize yourself with the House Rules. 

Use of Recreational Facilities

 

  • Recreation areas and pool hours are from 9 a.m. until 10 p.m.
  • Mats, floatation devices, boards, snorkels, swim fins or diving gear are not permitted in the pool except for personal safety devices.
  • The pool should not be used by anyone who is not a competent swimmer, unless such person is under the direct supervision of a competent swimmer who is capable of assisting such person in the event of an emergency.
  • No running or horseplay will be allowed in the pool or surrounding areas and all other posted rules must be adhered to.
  • Proper swimming attire must be worn at all times. Street clothes and diapers, other than those designed for swimming are not allowed.
  • All swimmers must shower before entering the pool.
  • Swimmers shall dry themselves completely before leaving the pool area and use the basement to access elevators.
  • No bottle, container, tumbler, drinking glass or any other item made of glass shall be permitted in the vicinity of the swimming pool or access areas to elevators.
  • No person with bandages or open wounds of any type may use the pool.
  • All owners and occupants shall exercise care about causing or permitting noise that may disturb other occupants including games such as Marco Polo, tag, etc.   

Rules for the use of the Royal Kahana Fitness Center:

  

The use of the Fitness Center is for owners, long-term tenants and resort guests only. 

  • The Fitness Center Reservation Form and the Waiver of Liability Form must be filled out completely and signed by a resident owner, visiting owner, rental guest, or long-term tenant before anyone will be permitted to use the facility. By signing the Waiver of Liability Form, the signatory releases for themselves and the Royal Kahana AOAO of any and all liability connected with the use of the Fitness Center and its equipment or articles contained therein. 
  • No one under fourteen (14) years of age (minor) will be permitted the use of the Fitness Center unless accompanied by a responsible adult who can sign the Waiver of Liability Form as parent or guardian.
  • Anyone found abusing the fitness equipment, the Fitness Center, allowing others to enter without permission or acting in a negligent manner will be asked to leave the Fitness Center and will be barred from further use of the facility.
  • A deposit for the return of the Fitness Center key will be required. The deposit will be a valid apartment key. 
  • All fitness equipment shall be returned to its proper location after use and the door key returned to the front desk. 
  • No food or beverages other than plastic water bottles with lids are permitted in the Fitness Center.  

Checkout Time and Departure Instructions

 

  We hope that you have enjoyed your stay with rkmaui at the Royal Kahana Resort. Please note that checkout time is 11:00am on the designated day of checkout. Our housekeeping team may reach out the day before your departure to confirm time of checkout. *Late check-outs, if available, must be arranged with Dan and Shelly at least 48 hours prior to scheduled check-out. **Reminder: Our keyless entry codes are set to deactivate at 11:00am. For security, purposes please be prompt with complying with check-out time. Before you leave, we just ask a couple of favors to help our housekeeper prepare for our next guests.

  • Please take all trash, including bathroom/bedroom trash, out to the trash area, down the hall in the marked room near the elevator. 
  • Please clean your dishes. It is sufficient to load all dishes in the dishwasher and run it on normal cycle with dishwasher detergent. 
  • Please place all soiled towels in the bath area.
  • Before leaving the home, please close and lock all windows, including the sliding glass doors. 
  • Please turn off all lights, and ceiling fans. 
  • Reminder: our door codes are set to deactivate your access at 11:00 am for security purposes please be prompt with complying with checkout time. Make sure to collect all your belongings when you leave the home. 


We sincerely hope your stay in our condominium and on Maui is a memorable one and exceeds your expectations. Remember that returning guests of rkmaui become members of our “ohana” family, and will receive a discount off future bookings.

We know that you will love it here in Tropical Paradise! Unfortunately, bugs like it too. A few suggestions will help us help you avoid their company.

  • Store all food in refrigerator or in well-sealed containers.
  • Insects love cosmetics; seal them securely as you would food.
  • Do not leave empty drink cans or other trash around the room.
  • Dispose of garbage daily via the trash room located on each floor (just left a couple of doors from the elevator).
  • If you experience any pest issues, please contact us so we can notify the correct vendor to rectify the issue to you can enjoy your vacation.

While beaches on Maui are lovely, the ocean can inflict serious injury or even death. Never turn you back on the ocean. The ocean can appear calm yet be capable of inflicting serious injury and even death to those who are not vigilant. Entering and swimming in the ocean is always hazardous.

Directions:

From the Kahului Airport:   Follow Highway 380 approx. 7 miles until it ends at Highway 30.  Turn left onto Highway 30 and proceed an additional 23 miles through Lahaina, past the AMFAC Development, past the Kaanapali Beach Resort, past the Honokowai exit to the Kahana exit (McDonald's Restaurant).  Turn left and proceed to the stop sign.  Turn right onto Lower Honoapiilani Road.  The Royal Kahana Resort is the first left (check-in office, parking is located here and beneath the first level), approx. 30 miles (45 minutes) from the airport.


From the Kapalua/West Maui Airport:   When coming out of the airport, turn right onto Highway 30.  Proceed to the Kahana Exit (McDonald's Restaurant).  Turn left and go to the stop sign.  Turn right onto Lower Honoapiilani Road.  The Royal Kahana Resort is the first left (check-in office, parking is located here and beneath the first level), approx. 5 minutes from the airport. 


Driving Tips and Distances

 During your stay, you'll find these driving tips and driving distances helpful.


  1. USE SEAT BELTS. IT’S THE LAW: This law applies to all front seat passengers. The police are enforcing this law and will issue a ticket if you are not wearing them. Also additional to the requirement of child seats for children 4 and under, the law requires children between the ages of four through seven to ride in a booster seat whenever traveling in a motor vehicle.
  2. NO CELLPHONES: In Hawaii you are not allowed to use your cellphone (texting or talking) without a hands-free device while operating a motor vehicle.
  3. RIGHT ON RED: In Hawaii you are allowed to turn right on a red light after coming to a complete stop
  4. USE TURN SIGNALS: It helps the flow of traffic especially at busy intersections.
  5. DRIVE WITHOUT STRESS: Remember you are on Maui. You are on vacation. Most drivers around you are also on vacation and they will take their time. There is no need to be in such a hurry to get to your destination. Allow a generous driving time if you are heading back to the airport or if you have an appointed time for an activity.
  6. BE CONSIDERATE: Try to incorporate the ’Aloha Spirit’. Allow fellow drivers to merge. The most you will lose is one car length or 5 seconds of time. Pump brakes at the most unexpected times especially during Whale season. Do not ruin your vacation by becoming involved in a rear-end collision.
  7. PASSING: Is it really necessary to pass that car especially when there is a string of cars in front of the one you are planning on passing? Is the 5 to 60 seconds that you will gain really worth an accident that can ruin your vacation?
  8. SLOW DRIVING: Please be considerate to the fellow drivers. If you are driving slowly to enjoy the views make sure you have no cars behind you or pull over to let them pass.
  9. DRIVING THE MOUNTAIN: When descending Mount Haleakala, try not to use only your brakes. Slip your car into 2nd gear and only use your brakes when absolutely necessary. Drivers who have relied only on their brakes to get them safely down the mountain have found themselves with overheated and useless brakes resulting in an accident.
  10. ROAD TO HANA: The road to Hana is not only beautiful it is also narrow and winding. The road is not exclusive to cars. Small and large trucks also use the road. Stay as far to the right in your lane as possible, especially when negotiating the numerous blind hairpin curves.
  11. THINK YOU’RE LOST? Do not read a map while driving. Please pull over, stop and then study the map. One nice thing about Maui is that there are so few roads (4 basic ones), thus it is very hard to get completely lost. So don’t worry, relax and take your time.
  12. KEEP YOUR EYES ON THE ROAD: Maui is a beautiful place with much to see. If you are tempted to view your surroundings while driving, please pull over to do so. For the safety and courtesy of other drivers, please keep your eyes on the road while driving.
